Pool Chemical Balance in Central Florida's Summer Heat

Central Florida summers are relentless — water temperatures in a residential pool routinely climb above 86°F from June through September. At those temperatures, chlorine burns off two to three times faster than it does in a 72°F pool in the spring. That means the weekly dosing schedule that kept your pool sparkling in April will leave you with green water by July if you don't adjust.

The most important number to watch is your stabilizer (cyanuric acid) level. CYA acts as a sunscreen for chlorine, slowing the UV burn-off that is the main culprit in summer. A CYA level between 40–80 ppm is ideal for an outdoor pool in our area; below 30 ppm and you'll be adding chlorine twice a week just to hold even. Above 100 ppm the chlorine starts losing effectiveness even at high doses — sometimes called "chlorine lock." If you're north of 100 ppm, a partial drain and refill is the fastest fix.

Phosphates are the other summer variable specific to Central Florida. Oak pollen, irrigation runoff, and leaf debris all introduce phosphates into pool water, and phosphates are food for algae. A phosphate remover treatment every 30–45 days during the rainy season (June–September) removes this fuel source before algae can get a foothold. Lawn Mowing Height and Timing for St. Augustine and Bahia

The two grasses you'll find on almost every lawn in the Four Corners area are St. Augustine and Bahia, and they have meaningfully different mowing requirements. Getting the height wrong — especially during the summer growing season — is the most common reason lawns in our area thin out, develop brown patches, or lose ground to weeds.

St. Augustine should be kept between 3.5–4 inches from April through October. At that height the dense canopy shades the soil enough to suppress crabgrass and dollar weed, and the deep root zone handles the afternoon thunderstorms without puddling. Scalping St. Augustine below 2.5 inches during summer — something that happens when a homeowner runs the mower on a low setting to avoid mowing again so soon — stresses the crown and invites chinch bug infestations. The rule of thumb is never to remove more than one-third of the blade in a single cut. During peak growth (June–August) that often means bi-weekly service is the minimum cadence.

Bahia is tougher and grows coarser, but it still benefits from a consistent 3–4 inch height. The difference is that Bahia sends up tall seed heads rapidly in summer — sometimes in just a few days after a mow. Those seed heads are unsightly but harmless; mowing them down at the correct height keeps the lawn looking maintained without stressing the plant. Bahia is also more drought-tolerant than St. Augustine, so irrigation scheduling can be dialed back in the rainy season to avoid the fungal issues (grey leaf spot, take-all root rot) that wet Bahia is prone to.


Patio and Driveway Pressure-Wash Cadence for Central Florida

Concrete pavers, poured concrete, and natural stone in Central Florida accumulate mildew, algae, and tannin staining at a rate that surprises homeowners who moved here from drier climates. The combination of heat, humidity, and afternoon rain creates ideal conditions for biological growth — and once algae sets into porous concrete, a garden hose won't remove it.

For most residential patios and pool decks, an annual pressure wash in spring (before the rainy season begins) is the baseline. If you have a shaded patio that stays damp — particularly under a large live oak — a twice-yearly wash (spring and fall) keeps the algae from establishing. Driveways in our area accumulate tire marks, rust stains from irrigation water, and organic debris from the surrounding landscape; once a year is typically sufficient, but properties with mature oak canopy directly overhead may need attention twice annually.

One detail that matters for pavers specifically: high-pressure washing without re-sanding the joints afterward can loosen the polymeric sand that holds pavers stable. Our crews always inspect the joints after washing and apply joint sand to any sections that show gaps, so the structural integrity of the patio is maintained. Ignoring this step is how pavers begin to shift and heave, creating tripping hazards around the pool deck.


Screen Enclosure Mesh Soft-Wash: Timing and Method

Screen enclosures — lanais, pool cages, and covered patios — are one of the defining features of Central Florida outdoor living, and they are also one of the most neglected surfaces when it comes to regular maintenance. Algae, mildew, oak pollen, and bird debris accumulate on the mesh and aluminum frame over the course of a year and, left unchecked, permanently stain the fiberglass screening and oxidize the aluminum frame finish.

The correct method for cleaning screen mesh is a low-pressure soft-wash, not a standard pressure wash. High-pressure water forces water through the mesh in both directions, which can stretch or tear the screening and drive debris into the frame channels rather than removing it. A soft-wash uses a diluted cleaning solution (typically a surfactant-and-bleach blend at 1–2% sodium hypochlorite) applied with a low-pressure sprayer, allowed to dwell for several minutes, and rinsed from the top down with a gentle rinse. This method removes biological growth without damaging the mesh and leaves the aluminum frames clean without stripping the powder coating.

For most Central Florida properties, an annual soft-wash in the fall — after the oak pollen season and before the cooler months when you're most likely to use the lanai — is the optimal timing. Properties near bodies of water or under heavy oak canopy may benefit from a twice-yearly treatment. After cleaning, our crews inspect the mesh panels for tears and replace any damaged sections while already on-site, which avoids a separate service call and keeps the enclosure pest-free going into the cooler season.
